There is still no decision on whether a two-storey extension to a house in Llanfarian can go ahead as a row over “11 inches” continues.

Ceredigion County Council’s development control committee decided that the plans for Rogo in Llanfarian should go back for further discussion with officers and the applicant.

This follows a previously deferred decision for a site panel visit, which was held in January.

At its last meeting there was a lengthy discussion about the difference between what could be built under permitted development rights and the application itself.

The opinion of planning officers was that the size of the application extension would have a ”detrimental impact” on the neighbouring area.

This was also the view of the panel that visited the site, but the difference on the second floor between that and what could be built under permitted development was “around 11 inches” said Cllr Dai Mason.

Cllr Paul Hinge highlighted a comment in the planning report that stated the house was “completely out of character with the other dwellings in this area”.

This had been raised as an issue at a previous planning meeting late last year and had “skewed people’s way of doing things,” he said.

Proposals to refer the application back to permitted development rights, with the extra 11 to 12 inches allowed on the top floor, and to follow the recommendation for refusal were put forward and then withdrawn during a row about what Cllr Hinge called “semantics”.

An increased loss of light on neighbouring properties was of concern.

Corporate lead officer for economy and regeneration Russell Hughes-Pickering said it was “going too far”.

It was finally agreed that discussions with officers and the applicant be held before the application came back to committee for a third time.
