Plans to build a new block of flats in Aberystwyth have been recommended for approval by Ceredigion County Council planners.

An application to build a four storey block of 16 flats on land at Brynderw, Stanley Road, will go before the council’s Development Management Committee on 9 September.

The site, formerly used by Aberystwyth University as accommodation, has had its main building already converted to 30 flats.

Planning permission was granted for the development of 24 flats over six storeys on the land adjoining the site to the east in 2023.

That permission has been implemented although it has only proceeded to foundation stage, a council report said.

Now a fresh application has been recommended for approval that will see the originally approved 24 flat, six storey building replaced with a smaller four storey, 16 flat building.

“The proposed scheme now looks to provide the development on four storeys rather than six,” a council planning report said.

“The scheme looks to provide four affordable units to be catered on the ground floor.

“Each flat will look to provide two bedrooms each (as was the situation with the approved scheme) and would benefit from an open plan kitchen / lounge / dining room area.

“Externally the submitted landscaping scheme shows how new native tree and hedge planting will be provided to the front and rear of the proposed building.

“An amenity space will also be made available to existing and future residence to the rear of the building with provision of picnic benches.

“Covered refuse storage areas are also proposed.”

Aberystwyth Town Council raised objections to the scheme over use of unacceptable materials; concern over loss of affordable units; that the development should not become second homes or holiday accommodation if approved; and concern over parking and access issues.
