A NEW application to demolish a Pwllheli pub to make way for six houses looks set to be refused for a second time.

Plans to demolish the Black Lion pub and build six two or three-bedroom houses in a three-storey terrace will go before planners in Gwynedd on 10 January, with officers recommending it be refused.

Officers recommend the plans be refused, stating that: “Given the scale, design and number of proposed dwellings, it is not considered that the development would be suitable for the site and that its appearance would be unacceptable in the local area.

“In addition, given the narrow nature of the site, the number of units included in the plan and the lack of amenity space associated with the individual houses, it is believed that it would be an over-development of the site and harmful to residential amenities.”

Concerns have also been raised on an insufficient provision of affordable housing, according to the officers, who also state: “It is not believed that sufficient information has been submitted to justify the loss of the public house facility,” adding that they believe the proposal is not considered acceptable.
