Penparcau residents are up in arms over housing association plans to develop 14 homes on the site of a closed-down pub.
Wales & West Housing is proposing to develop the former Tollgate site on Piercefield Lane, and has launched a consultation with nearby residents.
However the plan - for six flats, two bungalows and six houses on the site - has already received complaints from neighbours, who say the development will have a “negative impact” on the area.
Penparcau councillor Lloyd Edwards said that residents are “very unhappy” with the scheme.
“Residents are concerned about it,” he told the Cambrian News. “They are very unhappy about the scale of the development, and about who would be coming to live in these new homes.”
Roy Williams, who lives in Piercefield Lane opposite the proposed development, said the plans would “saturate” the area, and warned that traffic and parking issues would be exacerbated if the plans went ahead.
“We believe that the extra houses, plus the problems of traffic volume and congestion, will seriously impact on the enjoyment of our property,” Mr Williams said.
The Tollgate Inn was closed in 2014 after Brains Brewery said that it is “no longer a viable business”, and has been left to fall into disrepair.
Wales & West Housing said the site is “significantly under-utilised” and would meet a “pressing requirement to deliver affordable housing in Ceredigion”.
