An appeal against a Ceredigion County Council decision to refuse a certificate of lawful use for a caravan near Borth has been dismissed by inspectors.

An application for lawful use of a land to site a residential caravan at Ynyslas Boatyard was refused by council planners in May 2024.

An appeal was lodged with Welsh Government planning inspectors as owners contend that “the residential use of the caravan and its curtilage have been used for a period of at least ten years”, and that “no enforcement action may then be taken in respect of this existing use because the time for enforcement action has expired.”

While inspectors ruled there was “no doubt” a caravan had been in situ on the site for more than ten years, it was “unknown the extent and degree of activity and uses that have taken place over the requisite period”.
